How I Got Here

I spent the first seven years of my career as a social worker. Good work, important work, but $35K a year doesn't go far in Colorado. I needed to figure out how to build wealth.

That's when I discovered house hacking. Bought my first property, converted the garage into a rental. Then did a basement conversion. Then a duplex where I lived in one side and rented the other. Did the Airbnb thing. Five properties later, I had a real portfolio.

I transitioned to real estate because I wanted to help other people do what I did. Built a brand around house hacking in Colorado Springs. Things were going great.

Then rates went to 7%. And the math on house hacking stopped working for most people. A duplex that cash-flowed at 3% doesn't cash-flow at 7%. Simple as that.

So I went looking for the next play. And I stumbled on assumable mortgages.

Here's the thing: there are millions of FHA and VA loans out there with rates between 2% and 4%. Locked in during 2020 and 2021, back when rates were at historic lows. And by law, those loans are assumable. A buyer can take over the seller's existing loan, at the seller's rate.

We're basically Marty McFlying those rates. Reaching back in time, grabbing a 2.5% rate, and bringing it to the present. No refinancing, no luck needed.

I've closed 7+ assumptions in a single quarter. I'm Roam's preferred buyer agent on the entire Front Range. And I'm all in on these because the numbers speak for themselves: saving buyers $800-$1,200 per month, every single month, for 25 years.
