The answer is more complicated than you'd expect โ because the lender that originated the loan isn't always the one who processes the assumption. Here's how it actually works.
The Servicer Is What Matters, Not the Originator
When a homeowner got their FHA or VA loan in 2020-2022, they may have borrowed from a company like Rocket Mortgage, United Wholesale Mortgage, or a local credit union. But that lender may have sold the servicing rights. The company collecting payments today โ the servicer โ is who processes your assumption.
Common servicers handling Colorado FHA and VA assumptions include:

How to Find Out Who Services a Loan
You don't need to know this before making an offer, but it helps. Here's how to find out:
- Ask the listing agent. They may already know from conversations with the seller.
- Check the MERS system. MERS (Mortgage Electronic Registration System) tracks loan ownership. Search at mers-servicerid.org.
- Ask the seller to pull their most recent mortgage statement. The servicer's name and contact number will be on the front page.

Do Local Colorado Lenders Process Assumptions?
Yes โ but only if they're still servicing the loan themselves. Many local Colorado credit unions and community banks keep servicing in-house, which sometimes means faster communication and more flexibility.

If the buyer is also a veteran, the seller's entitlement can be restored. If the buyer is a civilian, the seller's entitlement stays encumbered until the loan is paid off.
This matters because sellers who are veterans and plan to buy another home may need their entitlement freed up. How you handle this affects how willing the seller is to wait through the assumption process.

What About the Gap Loan Lender?
In many assumption deals, you also need financing for the equity gap between the assumed loan balance and the purchase price. The servicer handling the assumption and the lender providing gap financing are usually two separate institutions.
